A group of business men planned to build a golf course in my local area. They bought the land, built the course and opened for business. However within 3 months they had only a handful of members and the course was so unprofitable they were forced to close it. The business men however did not really mind and made no attempts to improve membership or use of the course. How come? |

Did they really intend to use the land for some other purpose and the construction of the golf course got around some planning issues? Was there any tax incentives to building the golf course? Did they gain financially from the closure of the golf course? Did they go on to use the land for some other purpose? Any zoning issues? (not sure you use this terminology but in Ireland land is zoned for a particular use e.g. agricultural, housing, retail, industrial etc so only developments under the zoned description can be built on the particular piece of land)? Was this a normal 18 hole golf course ? crazy golf? pitch n putt? |

When they bought the land they fully intended to build a golf course, they had surveyed the land and knew what it was composed of, and had no initial intention of selling any of the the excavated material. |

They sold it to the plant which had been reopened by diferent owners, between the initial plans and the construction of the course, this made them a good deal of profit, however they also made even more profit by........ Was it more sand? Did they use the course as a storage facility for sand deliveries until the sand plant needed it? Is it something similar to dirt, or specific type of dirt? If so, soil? compost? potting soil? mulch? clay? cement? |

Was there a huge time gap between digging out the sand and playing golf again (in order to restore the landfill to a playable surface)? |

They looked around for a suitable area and found the site, which was comprised of mainly silica sand. The area had been used to mine silica sand years before to supply a local glass plant, however this plant had long since closed down so the sand was not in demand. Between the buying of the land and the beginning of construction the glass plant was bought and reopened. The men had a supply of silica sand which they could now sell to the newly opened plant at a good profit. Once the sand had been excavated this left them with a great big hole in the ground. They then offered this to the local councils in the area for use as a landfill. Once a suitable amount of rubbish had been put in the hole, they filled the rest with earth and soil (most left over from the excavation) and continued with their original plan to build a golf course. However as several years had passed and the recession was starting to bite they found fewer people could afford to join or even play golf so lack of numbers forced them to close. the men had made a vast profit however from the sale of the sand and the use of the land to dump rubbish that they were not overly concerned by this. As it stands at the moment they keep the clubhouse open for weddings and as a guest house/restaurant which is ticking over, however they have let the course close, for the time being, to save money, and it may or may not open in the future.
